Preparing your home for viewers, or “staging” as it’s called, is important. It will not only ensure your property is sold faster, but can potentially add thousands of euros to its value. So before photographs are taken to advertise your property for sale you should consider the following tips.

Once you decide to sell, you need to stop thinking about the property as yours and start treating it like a “product on display” for others to see. Potential buyers need to be able to envisage what the property would look like if they were living there. They can often find this difficult, so make it easy for them to see all the fantastic living space you are offering them. Get every room looking spotless, organised and de-cluttered. Consider removing any bulky furniture that makes the room feel small and replacing it with smaller furniture. Make any minor repairs necessary. Tidy up the garden/outdoors spaces. It will all make a difference to the property’s curb appeal. A little TLC can boost the value of our property.

Price Your Home Correctly

Pricing you property correctly is the most important thing we as an estate agent can do for you as our client. As a seller you should be aware that pricing a home too high can cause potential problems trying to sell it. Buyers may avoid it and if they avoid the property long enough it could develop a negative reaction and may not sell. So our advice to you is not to be tempted to over price your property especially in such a competitive market.

For Sale Board

The humble "For Sale" board has been around for quite some time and is a major selling tool. As a seller you want interested parties to know instantly that your property is available for sale.  A "for sale" board gives you 24hrs 7 days a week of advertisement. A very high percentage of potential buyers will drive into an area they want to live in and will quickly look for “For Sale” boards identifying the properties for sale.  If a potential buyer is not actively looking at websites or shop windows they may never know your property is for sale otherwise!

A potential buyer that we have already spoken to may have seen the property on the internet and we will want them to be able to find our property immediately. If they can’t cast eyes on your property because there’s no “For Sale” board on the property, then you could run the risk of them missing yours and then looking at the next available property on their list.

Erecting a “For Sale” board is a cost to the estate agent but it is probably one of the best 24 hour marketing tools you can have available. Unless you have a very good reason not to want one at our property, then why not take advantage of the 24 hour marketing it offers your property. Viewings

We will contact you after each viewing with the feedback we receive from the viewer and will advise you immediately if we have someone who expresses an interest in buying your property.

Negotiations

If you are new to negotiations, the best policy is to be realistic. If you are getting plenty of viewings or you are not in such a hurry to sell you may feel comfortable to hold out for a better offer. If on the other hand, you are looking for a quick sale you should take all offers seriously. However, research suggests that the longer a property is on the market the less it will fetch.

It’s important to get the balance right to achieve the best possible price. Always allow for some room to negotiate the price but do not overprice the property to achieve this.

Be Prepared

Once you have received an offer on your property and you accept it, you will need to have all your Spanish paperwork and certificates ready. In Spain certain things can take time so make sure you do not lose a sale because you are chasing up paperwork.  You will need to appoint a lawyer (abogado) to assist in the sale and we can help recommend a highly qualified and reputable local lawyer to you if required. You will need to provide papers to collaborate the sale. These documents include:

• Copy of Escritura/Title Deeds 
• Certificate of Habitabilit (celdula de habitabilidad)
• Energy Certificate (C.E.E.)
• Last Suma Bill
• Last Water Bill
• Last Electric Bill
• Last mortgage receipt (if applicable)
• Receipt for the last payment of the Community Fees
• Name and telephone number of the administrator of the Community of Owners
• Name and contact details of your lawyer
• Current bank account details
• NIE or residence (for all names persons on the deeds)
• Passport (for all names persons on the deeds)

Your lawyer will help you if you have difficulty locating any of these documents and can arrange for a replacement is needed.

Costs to the Seller:

• Agents Commission. 
• Plus Valía (Tax given to you by your local SUMA office). It is a local tax based on the incremental value of the land which the property occupies.    Exact amount can be given to you by your local SUMA office.
• Mortgage Cancellation Fees. With most banks this will be between 0.5% - 1.5% on the remaining balance of the outstanding mortgage.
• Non-Residency Tax. For non-Fiscal Residents in Spain, a 3% retention (of the selling price) will be taken upon completion. This is paid directly      to  the Hacienda (tax authority in Spain).   In order to be exempt from this retention you must provide an up to date RENTA for all parties           named on the deeds. If no monies are owed to the tax authority your fiscal representative/lawyer can apply for a refund post-sale.
• SUMA must be paid up until the end of the year.
• Capital Gains Tax which is a tax payable on the difference between the current declared price on the deeds and that of the sales price.
• Lawyer’s fees.

What Happens When We Find a Buyer for your Property

Once a buyer is found and a purchase price has been agreed, the buyer should pay over an initial deposit (usually between €3,000 and €6,000) to the estate agent. Once the deposit has been received the property will be removed from the market for an agreed period which is usually 30 days. When the sale is agreed then an additional amount, usually 10% of the price, is paid at the time when they sign the private contract to buy the property. The rest of the price is paid when you sign over the title to the property in front of the notary.

The initial deposit paid to the agent and the additional 10% paid to your lawyer can, in some cases, be retained by your lawyer until the final title has been signed over, at which point the whole of the price (less any fees and taxes) is released to you. However, this will depend on the terms agreed on the reservation agreement and private contract.

The completion of sale takes place at the Notary. On the day of signing both parties will present at the Notary with their lawyers. If it isn’t convenient for you to attend to do this in person, you may appoint Power of Attorney to your lawyer.

You will then hand the keys of the property over to the new owner and please bear in mind that upon signing at Notary you are no longer the legal owner of that property and would not be given access so make sure all personal possessions are removed the day before.
